Owners of a property have a great deal of time and money in their investment.  To assure a long-term quality return from their investment they employ the services of a professional property manager.  A property manager can be thought of as an investment advisor.  In order to make certain your real estate investment is achieving the highest and best returns to you; you use the skills and knowledge of a person trained in the many facets of property management.

 

ACRES Real Estate Services is much more than your experienced professional property manager.  We think of ourselves as a real estate asset portfolio manager that is a part of your group of professional advisors in helping you with wealth accumulation and preservation.  We do this by providing education and consulting services, financial analysis and planning of your real estate investments, identifying opportunities:  when to dispose and when to acquire real estate investments and current portfolio management.

 

Management Plan-

 

ACRES Real Estate Services develops and implements a detailed asset management plan for each client and for each property.  Each property’s strategies are tailored to integrate a proactive management approach which focuses on asset preservation, marketing & leasing and tenant retention to achieve our clients’ goals and objectives.  We service many types of properties from Class ‘A’ office to retail, industrial and residential real estate.  Our clients range for single property ownership to large portfolio’s and corporate entities.

 

Level of Service-

 

We have learned the owner of a property may desire to perform a level of management themselves as they feel comfortable.  We can develop a flexible plan that includes certain services provided by the owner.  In respect, we also have different levels of our fee structure respective of the level of service provided.

 

Potential Types of Service-

 

We offer many types of services, which include but are not limited to:

·        Establish a rental schedule that will bring the highest yield

·        Merchandise the space and collect rents

·        Create and supervise maintenance programs, schedules and repairs

·        Set-up payroll system for employees

·        Develop a tenant relations and retention program

·        Develop employee/contractor policies and supervise their operations

·        Maintain proper records and make regular reports to the owner

·        Disburse (or receive) funds to (from) owner and provide financial statements

·        Qualify and investigate prospective tenant’s credit

·        Analyze, prepare and execute leases

·        Provide project management for tenant improvements, capital improvements and common area renovations

·        Hire, instruct and maintain satisfactory personnel, contractors and 24 hour emergency contact list

·        Audit and pay bills, taxes and insurance premiums

·        Prepare and market vacancies through broker operations

·        Develop branding and marketing presence of property within the marketplace

·        Recommend alterations, modernization and value-added improvements

·        Review risk management coverage for enhancement and cost-savings potential

·        Inspect property as required

·        Keep abreast of current market conditions

·        Cash flow analysis, expense budgeting, proforma analysis, and financial modeling

·        Due diligence

·        Disposition, 1031 exchange implementation and investment repositioning

·        Establish NNN expense and CAM schedules and reconciliation

·        Periodic review of debt structure and analyze potential savings in restructuring

·        Owner’s funds kept in owner-specific, interest-bearing management trust account
